University District's commercial and retail development — increasingly one of the most thoughtfully planned mixed-use nodes in the city — is the primary amenity hub. Haskayne is a long-term play. Buyers are buying into a community that will look substantially different in five to ten years — and that's both the opportunity and the uncertainty. The University District proximity gives it a structural advantage that most new-build communities don't have. For buyers comfortable with the new-build premium and a longer build-out horizon, Haskayne has genuine upside as the surrounding infrastructure catches up to the homes.
